they also for got to put a mains for the gate and lighting for the lamps around the houes Crying or Very sad

yup
always good to run conduit for your fence, electric gates etc beforehand
You can use normal air conditioning vents, the square ones.
Most roofing guys now recommend vents as standard nowadays, but some of them don't so it's good to know.

Another good tip if u haven't started plastering yet is to get a straight edge and check walls for flatness when they do the first wall. When they realize u know how to check a wall for straightness they will take u more seriously. My wife is there every day doing that. Fro day 1 she was checking walls and they were all shocked
All our walls are dead flat because they know she checks every wall and we will fire them if we not satisfied Exclamation

My wife would not do that she said the workers will feel 'bad'.It's just the upstairs to plaster,the ground level is complete.
i am still going to sell it when it's done.I did not get what i wanted and the excitement is no more,too much stress and disappointment,we just want to get it over and move on.....we really loved that spot Sad
How did the plumbing go what sewer system you chose?
did you use a tank or dug the pit?

i forgot to tell you,i remember when you said use aluminum windows because the iron will rot? Well it did rot i had it painted and repainted, just as you said the hinges is rusted, i will have to change it Evil or Very Mad

told ya! Try painting with JOTUN marine coating.
My mom just removed her front (east-facing) window and is replacing it with aluminium for the same reason.

As for making workers feel bad.....................IS SHE NUTS????????'
You HAVE to do that or else you will end up like me with crooked walls and thick mortar (3 inches in some places)............the walls are eating cement because we never verified the walls for straightness with a straight edge. Workers HAVE to know you are checking up on them. Trust me, use a straight edge

We dug our own pit and cast a concrete tank according to the approved town and country plans for the septic system. Plumbing will be done after plastering is complete

I will have to change the windows it makes no sense to paint it again it is swollen.
The plastering thing, we got burn with that, the ground floor took twice the amount of material to plaster and cost double because the guy plastered to thick and wasted the material.
And that was done when cement was $53 a bag.
I think i will go with the plastic tank for the septic system.

Aluminium frames are really expensive, and i have 4X8 windows Shocked

Ten years ago, when I built my house, I installed the plastic-type septic tank. Then it cost about the same as building a concrete one on my own. I still think it's a good choice.

I got mine built for free by my landlord so the price was right Smile
and the hole cost me $200 to dig

Spike, i think it still cost the same as the concrete pit.
I was thinking to install one of the Ultraviolet (UV) sewer cleaners for the soak away,i have no idea how expensive it is but it is really simply.

I was going to do the pit like MG man but the dam backhoe driver dug the pit too far from the house and in the wrong direction Confused
EVERY CONTRACTOR WORK FOR ME DID SOME KIND OF shite. Evil or Very Mad
It cost $600 to dig and now it has caved in almost filled back up Crying or Very sad

Is only when you start to build house, is then you see the stress and hidden cost that occurs that can really cause financial difficulty.This is really a learning experience for me,after it is sold,
I will begin another,with all that i have learnt, i will be able to save alot and get things done properly and half the time.
MG MAN maybe we can start some consultancy work and really help first time house owners Laughing
I remember you telling me about getting sample containers and taking samples from the ready mix concrete trucks,so you can have it in case things go wrong...that was great advise not much people know that and builders do not tell the owners that......i told alot of friends that and they did it.....your situation is proof of how that help.

Ent ah hole is ah hole is ah hole? (Very good advice I got from MG some time ago concerning something else... Laughing )

Seriously, this should be easily rectified, apart from more PVC and adjusting the slope.
I dug the hole myself, and did the plumbing then. The only cost involved was the actual cost of the tank and transport. The alternate cost involved the materials and labour for the concrete septic tank - I'm no mason Sad (certain structures on the estate are proof of this)

SNIPER, my wife has the same idea as you, ie sell the house when it's done and start over.
We discussed doing a website for people like us, to save them the anguish we went thru....we still plan on doing it when things slow down a bit

Spike the man dug the hole facing east to west/or is west to east Rolling Eyes
the inlet should be entering from the width of the rectangle hole not the length.
Any how it made me cancel that option.
MG i know how your wife feel,it is depressing to visit the place,i just want to start over.
Any idea/advice as to how to go about selling the house?

finally got it primed.....2 coats inside, one coat outside, and lots of painters caulk to fill nail holes etc






undersealing also went in, along with guttering downpipes
we went with a grey underseal cuz white looks dirty too fast...also put in some aircon vents in the underseal to help the roof 'breathe
